LANDLORDS and EICRs
Since April 2021, all landlords in England are legally required to have a valid EICR for every rental property. An EICR must be carried out by a qualified electrician and renewed every 5 years — or at every change of tenancy. Failure to comply can result in fines of up to £30,000.
An EICR (Electrical Installation Condition Report) provides a comprehensive assessment of your property's entire electrical installation — from the consumer unit and wiring to sockets, switches, and earthing. Infrastructure Environmental makes EICR compliance straightforward. We identify defects, deterioration, and non-compliance, and provide a clear remedial action plan.
We are registered with NAPIT and unlike some of our competitors, our registration covers electrical inspections (EICRs) as well as electrical installation work. This gives you the assurance that the quality of our EICRs is checked annually by an industry body, and you have the route of NAPIT's complaints process in the unlikely event that you are unhappy with the service you receive from Infrastructure Environmental. If you are considering having an EICR carried out by one of our competitors, do check that they are not only registered with a registration body but that the registration covers electrical inspection work, otherwise you will not have the same level of redress.
Infrastructure Environmental is also able to test and certify domestic fire alarms, such as smoke alarms, heat alarms and CO alarms. This can be combined in the same visit as an Electrical Installation Condition Report, which is particularly useful for landlords of HMO properties. It not only saves you money and administrative time, but improves the tenant experience by reducing the number of visits by contractors entering their homes.
